Inspections For The Property Management Companies

All State Home Inspections offer a couple of different services for the Property Management Company or the individual that has a rental property of two.

All State Home Inspections will come in after a tenant leaves and report on any issues left behind by the previous tenant. We will report on any property damage inside and out such as holes in the walls or broken cabinetry to damage to the exterior caused by pets. Pets can dig up areas of the yard that can affect the drainage around the house. Improper drainage can cause property damage later on. The inspection after the tenant leaves will consist of a comprehensive list of items that are damaged along with photos of those items. It would be very helpful if photos were on file before the previous tenant moves in for comparison. All State Home inspections also offer pre-move in walk through with photos and any minor damage that may exist before the tenant moves in. This can be offered to the tenant as an option to protect themselves at their own expense. The walk through inspections will not be a TREC SOP inspection


All State Home Inspections also offer a complete TREC SOP home inspection to Property Management Companies and/or the individual owners of the rental property. The benefits of a complete home inspection are:

A complete home inspection will give you the condition of all of the components of the residence and will inform you of any components of the home that are nearing the end of its life expectancy. Such item may include roof coverings, floor coverings, HVAC systems, and appliances such as water heaters.

· A complete home inspection will also address safety issues that may be a liability to the Management Company or the Landlord. Items that are included in the home inspection are making sure that the windows operate so that there is egress out of the residence in case of an emergency. We check smoke alarms and CO2 alarms as well. We will check the electrical system and inform the Property Management Company and/or the Landlord of any safety issues that are found with recommendations on further action that may be needed. Such items my include a defective GFCI or AFI outlets or the absence of such outlets, missing covers, broken or inoperative outlets and any issues inside the electrical panel itself. There can be many safety concerns in a residence and many people each year are injured due to unforeseen safety issues in their residence. A complete home inspection can identify blatant issues so that they can be repaired before someone gets injured.

· A complete home inspection will address such issues as the grade of the property and gutter system. The grade of the property can change over the years due to pets. Improper drainage on the property or gutter systems that are not doing their job may result in water damage to the home itself both inside and outside.

· A complete home inspection will also note such things as missing door knobs, damage to the interior and exteriors caused by the tenants or typical wear and tear on the residence. We will also report on any damaged or missing screens and even if the doorbell is operational.

There are many benefits to a Property Management Company and/or the Landlords having a complete home inspection done every 5 to 7 years done by a Professional Home Inspector. All Inspections will include a comprehensive report with photos of any issues that may be found during the inspection.

The complete list of items that are inspected are:

Structural System that include the type of foundation, grading and drainage, roof covering materials, roof structures and attics, walls (interior & exterior), ceilings & floors, windows, stairways, fireplaces, porches, balconies, decks, and in some cases carports.

Electrical Systems that include the service entrance panel and the branch circuits.

HVAC that include the heating system and the cooling system.

Plumbing System that include the distribution system, fixtures, drains, water heating equipment, hydro message therapy equipment, gas distribution system and gas appliances.

Appliances that include dishwashers, food waste disposal units, range hood, ranges, stoves, oven, built in microwaves, exhaust system in baths, garage door openers and dryer exhaust.

Another service that All State Home Inspections offer is a Sewer Camera Inspection. Having an issue with the homes sewer system can be one of the most expensive items to repair out of all the components of the home. Having a sewer camera inspection will give you a peace of mind that the system is operating as intended and that there are no obstructions in the pipe.
