Phase Inspections
What Is A Phase Inspection?
A Phase Inspection is an inspection of new construction at different phases. There is normally 3 phases to the phase inspection and a customer may choose to do all 3 phases or any one of the 3 or a combination there of.
In a municipality, new construction is inspected by a city inspector or a code enforcement officer that will allow further construction to continue when the municipality codes are met.
Outside the city limit; most of the time; there is not any sort of city official to come in and do inspections to assure that the home is being built “To Code”.
All State Home Inspections will do the phase inspection to make sure that the home is being built in a manner that is consistent with the IRC (International Residential Code). This is not a pass or fail test. It is to inform the customer of any deficiencies while the home is being built so that expensive repairs maybe avoided down the road.
There are 3 Phases of the inspection process.
PHASE I The Pre Pour or Pre-Foundation Inspection. This is to inspect the site prior to the concrete or foundation being poured.
PHASE II Pre Sheetrock or Pre Wall Covering. This is to inspect the home before sheetrock is put up covering such things as plumbing pipes, electrical wires and framing members. This is a critical phase. Once the sheetrock goes up, there is no seeing of any short cuts that may have been made.
PHASE III The New Construction or Final Phase. This final inspection is made before closing. It will consist of a complete inspection just as with an existing home.
