Inspections for the Home Seller

Be an Informed Seller

Having a home inspection pre-listing can inform the homeowner of any potential problems that may need to be addressed and may speed up the sale of the home. If there are no serious issues with the home, the home seller is in a better position to negotiate terms and price. If there are issues that need to be addressed, the homeowner has the option of fixing them before the home is listed.

In the home inspection, the residence is inspected for structural, electrical and mechanical issues that are not up to today’s standards when a home is constructed and items in the house that may be in need of repairs. The inspection will also address any safety concerns that may exist in the home.

01

Structural System

A thorough inspection of the structural systems can help identify any issues with the foundation, grading and drainage, roof materials, roof structures, attics, walls (interior and exterior), ceilings, floors, windows, stairways, fireplaces, porches, balconies, decks, and carports. Addressing these concerns ahead of time can enhance your home’s market appeal and value.

02

Electrical Systems

An electrical inspection includes a detailed review of the service entrance panel and branch circuits to ensure they are functioning safely and efficiently. This inspection identifies potential concerns such as outdated wiring, overloaded circuits, or missing ground fault circuit interrupters (GFCIs) in critical areas like kitchens and bathrooms. Addressing these issues before listing your home not only reduces buyer concerns but can also prevent delays during the closing process. Buyers value a home with a well-maintained electrical system, giving your property a competitive edge.

03

HVAC System

The heating and cooling systems are critical to a home’s comfort and energy efficiency. An HVAC inspection evaluates the condition and performance of your furnace, heat pump, and air conditioning systems, as well as the thermostat and ductwork. Ensuring these systems are functioning properly and efficiently can increase buyer confidence. Addressing any HVAC issues in advance can save you time and potential negotiations later, while highlighting your home’s energy efficiency as a selling point.

04

Plumbing System

A plumbing inspection reviews the water distribution system, fixtures, drains, water heaters, gas lines, and visible piping for potential issues. Leaks, low water pressure, or outdated materials can be addressed ahead of time to avoid surprises during the buyer’s inspection. Buyers appreciate homes where plumbing systems have been well-maintained, and resolving any concerns upfront can make your property stand out in the market. By showcasing functional and efficient plumbing, you demonstrate your commitment to maintaining the property’s value.

05

Appliances

The inspection ensures all built-in appliances are in proper working order, including dishwashers, food waste disposals, range hoods, stoves, ovens, microwaves, and bathroom exhaust systems. Garage door openers are tested for functionality and safety, while dryer exhaust systems are checked for blockages or lint buildup. Addressing minor repairs or maintenance upfront adds value to your home and builds buyer confidence, demonstrating your commitment to upkeep.

06

Additional Services

For home sellers, we offer optional add-on services to address potential concerns before listing your property. Sewer camera inspection identifies blockages or damage in underground lines, helping you resolve issues that could deter buyers. Septic inspection ensures your system is functioning properly and meets buyer expectations. Water well inspection evaluates the structural integrity and equipment of your well, while well water testing confirms the safety and quality of the water supply. These services provide valuable insights and can enhance buyer confidence in your home.

Written Home Inspection Report

Upon completion of the onsite inspection, a written report with photos will be prepared for the homeowner with any findings from the physical inspection. Examples of things that may be noted in the report are slow drains, switches & outlets that don’t work, to water penetration in the attic and walls or a garage door opener that is not working properly; just to name a few. And YES, the doorbell is also checked to make sure it operates.
