Structural System
Our Residential Home Inspections provide buyers and sellers with a comprehensive evaluation that include the type of foundation, grading and drainage, roof covering materials, roof structures and attics, walls (interior & exterior), ceilings & floors, windows, stairways, fireplaces, porches, balconies, decks, and in some cases carports.

Electrical Systems
The electrical systems inspection includes a detailed review of the service entrance panel to ensure proper installation, grounding, and load capacity. Branch circuits are inspected for safe wiring and functionality, and GFCIs are checked in areas like kitchens, bathrooms, and outdoor outlets. We also evaluate the condition of wiring, looking for outdated systems or unsafe splices. Lighting and outlets are tested to ensure they are operational, with any missing or damaged covers noted in the report.

HVAC System
Our HVAC inspection covers both the heating and cooling systems. The heating system is tested for proper operation, while furnaces or heat pumps are inspected for wear or venting issues. Cooling systems are assessed for effectiveness, refrigerant levels, and coil condition. Ductwork is reviewed for leaks or blockages, and thermostats are tested to confirm proper function. Overall ventilation and airflow are also checked to ensure comfort and efficiency.

Plumbing System
The plumbing inspection covers the water distribution system, fixtures, and drains to ensure proper function and flow. Water heaters are evaluated for capacity, condition, and safety, while gas distribution systems and appliances are reviewed for safety and functionality. Visible plumbing is inspected for signs of leaks, corrosion, or improper materials, providing a clear picture of the system’s overall condition.

Appliances
The inspection covers all built-in and installed appliances to ensure they are operational and safe. Dishwashers, disposals, ranges, ovens, and microwaves are tested for functionality. Exhaust systems, including bathroom vents and dryer ducts, are checked for adequate airflow and safety. Garage door openers are reviewed for proper operation, including safety features. Any issues found are detailed in the final report.

Additional Services
Add-on services include sewer camera inspection for underground blockages, septic inspection for system condition, water well inspection for structural integrity, and well water testing for safety and quality.
Written Home Inspection Report
Upon completion of the onsite inspection, a written report with photos will be prepared for the client with any findings from the physical inspection. Examples of things that may be noted in the report are slow drains, switches & outlets that don’t work, to water penetration in the attic and walls or a garage door opener that is not working properly; just to name a few.
120 Day Warranty
All State Home Inspections is now offering a 120 day home warranty on the homes that we inspect. The warranty policy is through Complete Protection and is offer by Allstate Home Inspections.
Items included in the warranty include AC/Furnace, Thermostat, Water Heater, Dishwasher, Cooktop, Oven, Built-In Microwave, Pipe Leaks, Electrical Wiring, Main Electrical Panel, Outlets & Switches.
