Inspection For The Home Investor

Home Investors can utilize the expertise of a Professional Home Inspectors also. A lot of investors will come into the home and do a quick visual inspection of the home and make an offer based on the comps in that area.

If a Home Investor were to hire a TREC Licensed Professional Home Inspector, the investor can make a more educated guess on what the home might really be worth. If there a serious latent problems with the home such a roof damage and or previous leaks or if there were serious electrical problems in the home; a complete home inspection will most likely uncover the problem so the investor can plan on the added costs to repair such items.

Professional Home Inspectors are licensed and regulated by TREC. TREC sets the Standards Of Operation that we must abide by when inspecting a home (The SOPs).

Items in the home that are inspected are:

Structural System that include the type of foundation, grading and drainage, roof covering materials, roof structures and attics, walls (interior & exterior), ceilings & floors, windows, stairways, fireplaces, porches, balconies, decks, and in some cases carports.

Electrical Systems that include the service entrance panel and the branch circuits.

HVAC that include the heating system and the cooling system.

Plumbing System that include the distribution system, fixtures, drains, water heating equipment, hydro message therapy equipment, gas distribution system and gas appliances.

Appliances that include dishwashers, food waste disposal units, range hood, ranges, stoves, oven, built in microwaves, exhaust system in baths, garage door openers and dryer exhaust.

Not only do we report on mechanical issues with the house; but also some cosmetic issues such as holes in walls, screens missing, worn out flooring, missing hardware and much more.

One item that is not in the TREC SOP as required to inspect are the main sewer lines of the home. Problems with a home sewer line can easily cost more to repair than any other component of the home, All State Home Inspections offer a Sewer Camera Inspection as an addition to the home inspection or as a standalone inspection. As with the home inspection, a written report will be generated with photos of any deficiencies found.

A Licensed Home Inspector can be a benefit to the Home Investor by doing a more complete inspection to the home and premise to identify any major issues that the residence has before the investor makes an offer on the home.
