Sewer Camera Inspection

A sewer camera inspection exceeds the TREC Standards of Practice, while maintaining the non-invasive nature of the inspection. It involves removing a readily accessible “panel” (the drain cleanout cap) much like removing an electrical or HVAC panel cover. I then utilize an extension camera to view the interior conditions of the main sewer lines. A sewer camera inspection, while limited in nature, provides the client with additional information during the option period concerning the general condition of main drain lateral lines and whether or not further investigation is warranted.
The sewer camera inspection consists of sending a camera down the main sewer lines of the residence starting at the clean-out. The camera inspection goes from the clean-out to the lines below the house and then from the clean-out back to the street to the main city sewer drop. For those homes that have a private sewer or septic system, the camera inspection will go to the tank of the septic system.
This inspection does not check the individual branch lines. It only inspects the main sewer line
During the sewer camera inspection, we look for any cracks or breaks in the line and any debris or clogs that might exist in the line.
After the camera inspection is complete, a written report with comments and photos will be provided to the client. A video of the inspection will also be available separately upon request.

Septic Inspections

A properly functioning septic system is essential for maintaining a safe and sanitary environment. Our septic inspection service provides a thorough evaluation of the entire system, including the tank, drain field, and connecting pipes. We assess the tank for leaks, damage, and proper waste breakdown, while the drain field is checked for signs of saturation, poor drainage, or potential blockages.
This inspection is particularly important for properties in rural areas or those that rely solely on septic systems, as undetected issues can lead to expensive repairs or health hazards. With detailed reports and actionable recommendations, we help you address problems early, ensuring your septic system remains reliable and efficient for years to come.

Water Well Inspections

A private water well inspection consists of a visual inspection of equipment, electrical circuits to the equipment, pipes and the insulation of the pipes. The inspection may uncover leaks in the equipment, equipment not operating properly, rusted pipes or improper materials used in the well equipment.
The inspection does not consist of removing pump heads, screens lines or other components or determine the reliability of the water supply or source.

Water Testing

All State Home Inspections does off site well water bacteriological testing. This is not included in the visual inspection of the water well components.
A water sample will be collected and delivered to a a laboratory that is accredited by the State of Texas under the National Environmental Laboratory Accreditation Program (NELAP). The laboratory will test for Coliforms (bacteria found in the soil, in water that has been influenced by surface water and in human or animal waste), Fecal Coliforms (coliforms that are present in the gut and feces of warm-blooded animals) and E Coli (a major species in the fecal coliform)
A written report will be issued by the laboratory on their test results and delivered to the customer normally within 2-3 days.

Phase Inspections

A Phase Inspection is an inspection of new construction at different phases. There is normally 3 phases to the phase inspection and a customer may choose to do all 3 phases or any one of the 3 or a combination there of.

In a municipality, new construction is inspected by a city inspector or a code enforcement officer that will allow further construction to continue when the municipality codes are met.
Outside the city limit; most of the time; there is not any sort of city official to come in and do inspections to assure that the home is being built “To Code”.
All State Home Inspections will do the phase inspection to make sure that the home is being built in a manner that is consistent with the IRC (International Residential Code). This is not a pass or fail test. It is to inform the customer of any deficiencies while the home is being built so that expensive repairs maybe avoided down the road.

There are 3 Phases of the inspection process.

PHASE I The Pre Pour or Pre-Foundation Inspection. This is to inspect the site prior to the concrete or foundation being poured.

PHASE II Pre Sheetrock or Pre Wall Covering. This is to inspect the home before sheetrock is put up covering such things as plumbing pipes, electrical wires and framing members. This is a critical phase. Once the sheetrock goes up, there is no seeing of any short cuts that may have been made.

PHASE III The New Construction or Final Phase. This final inspection is made before closing. It will consist of a complete inspection just as with an existing home.
