11 Month Warranty Inspection

What is a Warranty Inspection?

The 11-month warranty inspection is an inspection just before the builder’s warranty expires. In some cases, the warranty might extend until 2 years. This inspection is critical to finding defects in the home that might have happened during the home ownership process or were not found before. As with any other home inspection, the components of the home are inspected and a written report is issued on any defects or safety concerns that may exist in the home.

One very important inspection that needs to take place with the 11 month warranty is a Sewer Camera Inspection. If there are any issues with the sewer lines and repairs need to be done, the cost could well exceed the cost of repairing any other component of the home. During construction, there could be items such as wood, wire and many other items that can end up in the sewer drain line that can cause problems later. There could also be cracked or broken pipes from machinery used on the property during construction. All State Home Inspections offer a Sewer Camera Inspection in addition to the Home Inspection or as a standalone service along with additional other services.

From the inside out

Maximize Your Builder’s Warranty

An 11-month warranty inspection ensures that your home’s systems and components are thoroughly evaluated before your builder’s warranty expires. By identifying potential defects or issues that developed during the first year, you can have repairs completed at no additional cost, protecting your investment and ensuring your home’s long-term quality.

Structural System

We inspect the foundation, grading, drainage, roof materials, attics, walls, ceilings, floors, windows, stairways, fireplaces, porches, balconies, decks, and carports. This thorough evaluation identifies issues such as cracks, water intrusion, or wear that could compromise the property’s integrity.

Electrical System

Our inspection ensures the service entrance panel and branch circuits are safe and functional. We check for outdated wiring, missing safety devices like GFCIs, and other hazards to address potential liabilities before they escalate

Appliances

Built-in appliances, including dishwashers, stoves, microwaves, and dryer exhaust systems, are tested for proper operation. This ensures they meet tenant expectations and reduce maintenance calls.

HVAC System

Heating and cooling systems are tested for efficiency and functionality. We evaluate the condition of furnaces, air conditioners, thermostats, and ductwork to ensure the property provides a comfortable environment for tenants.

Plumbing System

Plumbing inspections focus on water distribution, fixtures, drains, and gas appliances. We identify leaks, corrosion, or outdated components that could lead to costly repairs if left unaddressed.
